Architectural Review Committee (ACC)
As explained in the ACC Review Procedures, “Except for Architectural Control Committee exemptions and “staff level” approvals as described below any construction or reconstruction, or alteration of any part of the exterior of any building or other improvement in The Meadows at Coal Creek is prohibited until a builder or homeowner first obtains approval thereof from the Architectural Control Committee.“
- Addition of vegetation to a property in accordance with a previously approved landscape plan.
- Modifications to the interior of a structure when those modifications do not materially affect the appearance of the outside appearance of the structure.
- Repainting and/or re-staining in original colors.
- Repairs to a Structure in accordance with previously approved plans and specifications.
- Seasonal decorations if removed within 15 days following the holiday.
- Removal of dead and diseased vegetation.
Yes, it must be reviewed and approved by the Architectural Control Committee.
Prior to any work being performed you must submit an Architectural Improvement Request at least ten (10) days prior to expected approval. Once you have competed the form, you can mail it to ACC at P.O. Box 270233, Louisville, CO 80027, email it to MCCHOALSV@gmail.com or you can return them to a member of the committee. You will receive a reply from a member of the committee either approving or requesting additional information prior to approval.
On the Meadows at Coal Creek Website. The ACC Policies provide guidance on what is and is not allowed in the community.
According to the ACC Guidelines: “The landscape plan for each site much include one (1) tree in the front yard and one fruit tree in the back yard.”.
Colorado law requires that artificial turf grass must be allowed by HOAs. The HOA preference is that artificial turf only be installed in the back yard.
No sheds are allowed on property within Meadows at Coal Creek unless it is attached to the house and matches the exterior of the house. Keep in mind your improvements may require a city building permit.
Yes, an ACC request must be submitted prior to the work being performed. If you are not changing the color a request should still be submitted to the ACC so they are aware that all the colors will remain the same.
Per the ACC guidelines: “Every violation of the Design Guidelines, including without limitation, any construction, reconstruction, refinishing or alteration of any improvement or landscaping in The Meadows at Coal Creek not in conformance with plans that have received approval from the Architectural Control Committee, are declared to be and constitute a nuisance. Every public or private remedy allowed by law or in equity against a homeowner or developer-builder shall be applicable against every said violation.”

No. The fences boarding the open space (along the power lines), Cherry Street, the South side, the pedestrian walk on the East side and the West side cannot be changed without proper approval. Because all border fences must be consistent, all neighbors sharing the fence must provide written approval for the change and a total of 65% all owners in MCC must provide written agreement before filing an amended PUD with the City of Louisville. These fences are controlled by the City of Louisville PUD (Meadows at Coal Creek PUD.pdf).

Yes with certain restrictions as identified in the amended City of Louisville PUD (Meadows RES 2003-14.pdf) and approved by the Architectural Control Committee.
HOA Board

The HOA Board meets each quarter on the first Tuesday in the months of January, March, June, and September. An annual meeting is held usually in the fall and notice is provided to all homeowners via email or by post. A sign is also posted at the entrances to the community indicating the time and date for the annual meeting.
Yes, any homeowner is welcome to attend the board meetings. Any owner attending will be given an opportunity to speak as to any matter or ask questions of the board due the owner form at the beginning of the meeting and given a maximum of 3 minutes to speak. Owners may also provide input to on any matter before the board.

Invoices are either sent via post or email at the beginning of the year and are due by the end of January.
The board will impose on a monthly basis a twenty-five dollar ($25) late charge for each owner who fails to pay in a timely manner. More detail on dues may be found in the HOA Policy book.
Dues are used for various expenses including but not limited to: liability insurance, accounting/bookkeeping, snow removal, landscaping, Cherry Street fence maintenance, legal fees, annual picnic and website.
